The basic home inspection covers all the major systems of the home and garage. Often times, people want to check out specialty items such as a sewer scope inspections, swimming pool, lawn sprinklers, well and septic systems, the crawl space, and so on. Magnolia charges an additional fee for each specialty inspection.

Homes that have a pier and beam foundation have a crawl space between the bottom of the house and the earth. We’ll examine the crawl space to verify that it is well- vented and has a waterproof membrane to protect the house from moisture. We also inspect for wood rot on beams, floor joists, and decking. Home inspectors are required to inspect crawl spaces, but since most homes do not have them, crawl spaces are considered an additional service.
No, we don’t, because the radon levels in the Houston area are very low. There is really no need to test.

No, we do not. We have found old homes kept in immaculate condition and fairly new homes that are a terrible mess. Since we never know what we will get, we don’t charge extra.
By law, home inspectors are not allowed to make repairs to any property they inspect for the first 12 months following the home inspection. This is to protect homeowners from unscrupulous home inspectors who fabricate or even damage property so that they could then be paid to repair it!
Some inspectors do. We don’t because the cost of repairs can vary based on who is selected to do the repairs and what they think needs to be done. We recommend always getting at least three estimates to find someone who is trustworthy, skilled, and reliable. Check their online reviews.
Yes. We share the report with only you and your realtor.
Sometimes the buyer or the lending institution, in the case of VA loans, requests a reinspection after repairs have been made to determine if the repairs have indeed been made and if they are satisfactory. We charge a nominal trip fee for reinspections.
We have a tool that measures the slope of the floors from the middle of the room. If there is too much variance, the house may need leveling or repairs on floor joists and/or decking. Home elevation plots can also be used to provide a base point for future measurements to determine if the foundation is settling.
